Terms of Service

These Terms apply to the Huisly website and mobile applications (the "Service"). By creating an account, you accept these Terms and the Privacy Policy. By otherwise using the Service, you agree to these Terms. Mandatory consumer rights always continue to apply.

Service

Huisly is a Dutch property-search aggregator. We help users search third-party rental and sale listings, open the original source, bookmark active listings, and create listing alerts. Huisly is not a landlord, seller, estate agent, broker, application processor, valuer, notary, lender, or party to a housing transaction.

Features may differ between web and mobile. Push notifications are a mobile feature. Future valuation, bidding-advice, demographic, safety, sustainability, amenity, and cost features are not part of the current Service unless we expressly launch them.

Accounts

You must be at least 18, provide accurate information, keep your credentials secure, and notify us about unauthorized access. Some browsing is available without an account; alerts, bookmarks, synchronization, purchases, and account settings require sign-in.

If you delete your account, you may create a new account later. A new account is separate and does not restore alerts, bookmarks, or other data deleted with the earlier account.

Subscriptions

• Free users can create up to 1 alert with up to 1 location.
• Premium users can create up to 3 alerts with up to 10 locations per alert and receive instant, high-priority mobile notifications.
• The checkout shows the current price, currency, tax treatment, billing period, and any trial or discount before purchase. Subscriptions renew automatically until cancelled.
• Web checkout and billing lifecycle are provided through RevenueCat and Paddle. Mobile purchases are processed through Apple App Store or Google Play. Their purchase and refund terms also apply.
• Cancel through the customer portal or store shown in your account. Cancellation normally takes effect at the end of the paid period. Statutory withdrawal, refund, conformity, and other consumer rights are not excluded.

Deleting a Huisly account does not necessarily cancel an Apple, Google, RevenueCat, or Paddle subscription. Cancel it first through the relevant store or portal. On downgrade, existing data is not intentionally deleted, but creating or expanding alerts beyond the Free limits is blocked and excess alerts may stop running.

Listings and sources

Huisly indexes publicly available housing listings from multiple sources and identifies the source from which each listing was obtained. The main action for applying, renting, or buying opens that original source. For example, a listing obtained from Funda links back to Funda; Huisly does not bypass it by substituting an agency link.

Listing data, images, descriptions, prices, availability, application fees, and source links originate from third parties and may change, be incomplete, or be wrong. Huisly may add an informational layer from public property records, such as WOZ or other property context, where available. A source may require its own account, fee, or eligibility checks. Always verify important details with the original source before applying, viewing, paying, bidding, or signing.

Huisly does not guarantee that every source or listing is covered, that a notification is delivered within a fixed time, or that a property remains available. Premium notifications are dispatched instantly with high priority after a matching listing is detected, but network, device, provider, and platform conditions can delay delivery.

Acceptable use

Use Huisly for lawful personal housing search. Do not scrape or republish aggregated data, circumvent access controls, disrupt the Service, probe for vulnerabilities without prior permission, impersonate another person, abuse source providers, or use Huisly for fraud. We may rate-limit or suspend abusive access.

Privacy

Our Privacy Policy explains the data needed for search, accounts, alerts, bookmarks, notifications, security, and payments. Huisly does not sell or rent personal data and does not use advertising tracking. Third-party source sites apply their own terms and privacy policies when you open them.

Availability and liability

We aim to keep the Service reliable, but do not promise uninterrupted availability or error-free data. Huisly provides search information, not legal, financial, housing, mortgage, tax, safety, or valuation advice. To the extent permitted by law, Huisly is not liable for third-party content or decisions and transactions made from it. Nothing in these Terms limits liability or remedies that cannot lawfully be limited for consumers.

Termination

You can stop using Huisly or delete your account. We may suspend access for material abuse, security threats, fraud, or legal requirements, with notice and a reasonable opportunity to respond where appropriate. Account deletion deletes the Huisly account and its application data. The Privacy Policy explains the limited legal, security, backup, and payment records that may still have to exist after deletion.

Changes

We may improve the Service and update these Terms. We will give appropriate advance notice of material adverse subscription changes. Price changes apply as disclosed by the relevant billing provider and applicable law. If a material change requires consent, continued use alone will not replace that consent.

Law and disputes

Dutch law applies, without removing mandatory protections of the country where an EU/EEA consumer lives. Consumers may bring disputes before a court that has jurisdiction under mandatory law. Please contact us first so we can try to resolve the issue.
