Moving to Leiden
Why move to Leiden?
Leiden is one of the most beautiful and historic cities in the Netherlands.
Located conveniently between Amsterdam and The Hague, Leiden is a primary choice for expats.
Key reasons people move to Leiden:
Historic charm with extensive canal networks
Vibrant international community and student life
World-leading Bio Science and tech hub
More manageable and cozy than Amsterdam
Use this guide as a starting point and verify time-sensitive details, including availability, prices, timetables, and municipal procedures, with the responsible organisation.
Finding a home in Leiden
The housing market changes daily. A fixed average price or general response time becomes stale quickly and says little about a specific home. Browse current rentals and homes for sale, compare several suitable properties, and read the complete listing at its original provider.
For every home, check:
- basic rent or asking price and every mandatory additional cost;
- contract duration, notice terms, deposit, and address-registration eligibility;
- energy label, heating, insulation, and likely energy use;
- floor area, outdoor space, storage, and accessibility;
- the real commute to work or study at your usual travel time;
- for a purchase: owners' association documents, leasehold, maintenance, structural risks, and financing conditions.
The provider remains authoritative for price, availability, and terms. Do not transfer money until you have verified the identity, property, and agreement.
Neighbourhoods in Leiden
Very lively with students and tourists. Expect smaller apartments and high demand.
Very popular with expat families due to its green spaces and quiet atmosphere.
Stevenshof, A modern district in the west of the city. Great for those looking for a quiet, suburban feel.
Bio Science Park Area, The area around the university's science campus. Features many new modern apartment complexes catering to international researchers and professionals.
A neighbourhood name is not a quality guarantee. Check the exact address, routes to daily services, and relevant municipal plans. Street and building conditions can vary substantially within one district.
Registration, contracts, and first checks
If you will stay in the Netherlands for more than four months, you normally register in the Personal Records Database (BRP) within five days of arrival. For a shorter stay, registration in the Non-residents Records Database (RNI) may apply. Book the municipality appointment early and confirm which original documents, legalisations, or translations your situation requires.
Before signing, confirm that residential use and registration at the address are permitted. Review the split between basic rent and service charges, inventory, check-in report, and maintenance responsibilities. Keep the listing, correspondence, payment evidence, and a dated inspection report.
Transport and daily routes
Leiden is a major rail hub, making it one of the easiest cities to live in without a car:
- Cycling is the primary mode of transport within the city, with extensive paths and safe parking.
- The local bus network connects the city center with the Bio Science Park and surrounding villages.
- Frequent trains also connect Leiden to Zandvoort beach and the flower fields of Lisse.
Car ownership in the historic center is difficult due to narrow streets and expensive parking permits. Most residents find a bicycle more than sufficient for daily needs.
A route that looks short on a map can feel different at peak time or in the evening. Compare walking, cycling, public transport, and driving, including transfers, bicycle storage, and any parking-permit rules.
Work, education, and daily life
Leiden is world-famous for its education. Leiden University attracts thousands of international students and researchers every year.
For families with children, options include:
- International School Leiden (ISL): Offers primary education in English.
- Elckerlyc International School: A well-regarded option for primary students.
The Leiden Bio Science Park is the largest life sciences cluster in the Netherlands, providing many high-skill job opportunities for internationals.
Ask employers and schools which documents they need and when. Families should investigate school and childcare options before committing to a rental or purchase.
Health insurance and finding a GP
Whether you need Dutch basic health insurance depends on your residence, employment, and study situation. If Dutch insurance rules apply, arrange coverage as soon as possible and no later than four months after arrival. Coverage and premiums can apply retroactively from the effective date. Check exceptions with the Social Insurance Bank or an insurer.
Look for a local GP after moving. Practices may use postcode catchment areas or temporarily stop accepting patients. Call 112 for a life-threatening emergency; for other urgent care outside normal hours, contact the regional out-of-hours GP service.
Practical moving checklist
- Set a maximum total monthly housing cost, not only rent or mortgage.
- Compare current homes and save promising active listings.
- Verify the source, address, provider identity, and every contract term.
- Plan the viewing, technical checks, and necessary financing.
- Arrange the municipality appointment, insurance, utilities, and internet around the actual start date.
- Record meter readings, keys, and the property's condition at handover.
