Moving to Arnhem
Why move to Arnhem?
Arnhem is a city that surprises many with its landscape: unlike most of the flat Netherlands, Arnhem is notably hilly.
Living in Arnhem means spending weekends in the majestic Sonsbeek Park, exploring the 'Modekwartier' (Fashion Quarter) in Klarendal, and enjoying a cost of living that is much more manageable than in the Randstad. It's a city with a deep history (the Battle of Arnhem) but a very forward-looking, sustainable mindset.
Key reasons people move to Arnhem:
Unique hilly landscape and stunning public parks
Creative and fashion hub with a vibrant arts scene
Immediate access to the Veluwe and national parks
Rich history combined with modern, sustainable urban design
Use this guide as a starting point and verify time-sensitive details, including availability, prices, timetables, and municipal procedures, with the responsible organisation.
Finding a home in Arnhem
The housing market changes daily. A fixed average price or general response time becomes stale quickly and says little about a specific home. Browse current rentals and homes for sale, compare several suitable properties, and read the complete listing at its original provider.
For every home, check:
- basic rent or asking price and every mandatory additional cost;
- contract duration, notice terms, deposit, and address-registration eligibility;
- energy label, heating, insulation, and likely energy use;
- floor area, outdoor space, storage, and accessibility;
- the real commute to work or study at your usual travel time;
- for a purchase: owners' association documents, leasehold, maintenance, structural risks, and financing conditions.
The provider remains authoritative for price, availability, and terms. Do not transfer money until you have verified the identity, property, and agreement.
Neighbourhoods in Arnhem
Arnhem has distinct neighborhoods, each with its own artistic or historic character:
It has an artistic, upscale vibe with many creative residents.
Spijkerkwartier, A stunning historic district with grand houses and hidden city gardens. It has transformed from a rough area into one of the city's most vibrant and creative hubs, full of unique cafes and community projects.
Schuytgraaf, A modern 'vinex' location to the south of the city.
Klarendal (Modekwartier), The heart of Arnhem's fashion scene. Formerly a working-class area, it is now filled with designer boutiques, studios, and trendy eateries. Great for those who want a lively, urban atmosphere.
Heijenoord / Cranevelt, Located on the higher, hilly parts of the city. Quiet, green, and offering great views. Very popular with families who want to be close to both the forest and the center.
A neighbourhood name is not a quality guarantee. Check the exact address, routes to daily services, and relevant municipal plans. Street and building conditions can vary substantially within one district.
Registration, contracts, and first checks
If you will stay in the Netherlands for more than four months, you normally register in the Personal Records Database (BRP) within five days of arrival. For a shorter stay, registration in the Non-residents Records Database (RNI) may apply. Book the municipality appointment early and confirm which original documents, legalisations, or translations your situation requires.
Before signing, confirm that residential use and registration at the address are permitted. Review the split between basic rent and service charges, inventory, check-in report, and maintenance responsibilities. Keep the listing, correspondence, payment evidence, and a dated inspection report.
Transport and daily routes
- Direct ICE train connections to Germany (Cologne, Frankfurt).
- The unique trolleybus network is quiet, clean, and covers the entire city.
Arnhem's trolleybuses are a point of local pride and the most efficient way to navigate the hilly parts of the city without a car.
A route that looks short on a map can feel different at peak time or in the evening. Compare walking, cycling, public transport, and driving, including transfers, bicycle storage, and any parking-permit rules.
Work, education, and daily life
Arnhem is an international educational center, particularly in the arts. ArtEZ University of the Arts attracts students from all over the world.
- ArtEZ University of the Arts, A well-known institution for fashion, design, and music.
- HAN University of Applied Sciences, Offers many English-taught professional degrees.
The presence of international students and the international school makes Arnhem very welcoming for non-Dutch speakers.
Ask employers and schools which documents they need and when. Families should investigate school and childcare options before committing to a rental or purchase.
Health insurance and finding a GP
Whether you need Dutch basic health insurance depends on your residence, employment, and study situation. If Dutch insurance rules apply, arrange coverage as soon as possible and no later than four months after arrival. Coverage and premiums can apply retroactively from the effective date. Check exceptions with the Social Insurance Bank or an insurer.
Look for a local GP after moving. Practices may use postcode catchment areas or temporarily stop accepting patients. Call 112 for a life-threatening emergency; for other urgent care outside normal hours, contact the regional out-of-hours GP service.
Practical moving checklist
- Set a maximum total monthly housing cost, not only rent or mortgage.
- Compare current homes and save promising active listings.
- Verify the source, address, provider identity, and every contract term.
- Plan the viewing, technical checks, and necessary financing.
- Arrange the municipality appointment, insurance, utilities, and internet around the actual start date.
- Record meter readings, keys, and the property's condition at handover.
