Finding a home in Amsterdam
The housing market changes daily. A fixed average price or general response time becomes stale quickly and says little about a specific home. Browse current rentals and homes for sale, compare several suitable properties, and read the complete listing at its original provider.
For every home, check:
- basic rent or asking price and every mandatory additional cost;
- contract duration, notice terms, deposit, and address-registration eligibility;
- energy label, heating, insulation, and likely energy use;
- floor area, outdoor space, storage, and accessibility;
- the real commute to work or study at your usual travel time;
- for a purchase: owners' association documents, leasehold, maintenance, structural risks, and financing conditions.
The provider remains authoritative for price, availability, and terms. Do not transfer money until you have verified the identity, property, and agreement.
Neighbourhoods in Amsterdam
Centrum, The historic canal ring. Expensive and tourist-heavy, but living in the heart of Amsterdam is a unique experience.
Zuid (South), The Vondelpark area. Quiet, green, and family-friendly. Most international schools are nearby.
De Pijp, Trendy, lively, multicultural neighbourhood around the Albert Cuyp Market. Very popular with young professionals and expats.
Oost (East), Diverse, creative, and up-and-coming. Oosterpark and Dappermarkt area. Good value for central Amsterdam.
Noord (North), Industrial-chic, spacious, and alternative. The NDSM wharf area has a strong creative scene. Connected via free ferries and the Noord-Zuid metro line.
West (Jordaan / Oud-West), Charming, hip, and comfortable. The Jordaan is one of the most sought-after neighbourhoods. Oud-West offers a more local feel.
A neighbourhood name is not a quality guarantee. Check the exact address, routes to daily services, and relevant municipal plans. Street and building conditions can vary substantially within one district.
Registration, contracts, and first checks
If you will stay in the Netherlands for more than four months, you normally register in the Personal Records Database (BRP) within five days of arrival. For a shorter stay, registration in the Non-residents Records Database (RNI) may apply. Book the municipality appointment early and confirm which original documents, legalisations, or translations your situation requires.
Before signing, confirm that residential use and registration at the address are permitted. Review the split between basic rent and service charges, inventory, check-in report, and maintenance responsibilities. Keep the listing, correspondence, payment evidence, and a dated inspection report.
Transport and daily routes
Most Amsterdammers cycle everywhere.
GVB trams, buses, and metro, The GVB network covers the entire city. An OV-chipkaart (contactless travel card) works on all public transport in the Netherlands.

A car is generally not recommended in Amsterdam.
A route that looks short on a map can feel different at peak time or in the evening. Compare walking, cycling, public transport, and driving, including transfers, bicycle storage, and any parking-permit rules.
Work, education, and daily life

- International schools, ISA (International School of Amsterdam), British School of Amsterdam, AICS, and several bilingual Dutch schools
- Newcomer classes (nieuwkomersklas), available in Dutch public schools for children who need language support
- Social networks, Meetup, InterNations, and numerous sport clubs and professional groups
Ask employers and schools which documents they need and when. Families should investigate school and childcare options before committing to a rental or purchase.
Health insurance and finding a GP
Whether you need Dutch basic health insurance depends on your residence, employment, and study situation. If Dutch insurance rules apply, arrange coverage as soon as possible and no later than four months after arrival. Coverage and premiums can apply retroactively from the effective date. Check exceptions with the Social Insurance Bank or an insurer.
Look for a local GP after moving. Practices may use postcode catchment areas or temporarily stop accepting patients. Call 112 for a life-threatening emergency; for other urgent care outside normal hours, contact the regional out-of-hours GP service.

- Plan the viewing, technical checks, and necessary financing.
